  Monthly/Yearly retainer services are billed based on several factors. These factors will determine the level of complexity for upfront guidelines preparation and ongoing support necessary by MuniGuides. Outlined below are the factors utilized in preparing the annual cost. 

• Amount or styles of design guidelines required/requested
• Size of the geographic area to utilize the design guidelines
• Complexity of guidelines required
• Size of the community for which design guidelines would serve

Please note that the factor listed above will potentially alter the costs for the design guidelines creation and hosting by MuniGuides. 

As a starting point for any implementable design guidelines, an on-site investigation must be conducted to complete the following:

• Photograph the amenities and design characteristics in place
• Identify the unique architectural characteristics for the geographic area
• Conduct investigative or fact funding research about the historical elements 
• Undergo a public input, municipal staff and elected officials visioning meeting

The startup or implementation visit will cost an average of $3,500.00, yet the fee can be waived for contracts over 5 years in term. All costs associated with travel and document preparation are included in this cost, limiting the exposure for the municipality in terms of budgeting.  If the municipality or organization already has design guidelines in place that can be utilized by MuniGuides as a starting point, pricing for this site visit can be negotiated. 

The pricing outlined below will provide a community or organization access to the design guidelines for the length of their contract term. All costs outlined below include the following services:

• Included Guidelines – Base Pricing includes utilization of Façade Guidelines, Signage Guidelines and Development/Infill Guidelines. All other guidelines are provided at an additional charge due to the need for unique strategies for each community. 
• Hosting of design guidelines and providing appropriate access – MuniGuides will host the guidelines on our website and create a unique website that can be cross linked to any municipal website or platform. 
• Minor alterations or changes – Two minor alterations, for substantive or graphic information, will be made to the database. Edits must be drafted by the municipality, will be reviewed for contextual congruency by MuniGuides. After final approval of language MuniGuides will update the website and guideline files accordingly. 
• Semi-annual video or phone calls – As an effort to ensure that the guidelines are being easily read and interpreted by the municipality, residents and design professionals, MuniGuides will conduct a semi-annual “catch-Up” call or video chat. These calls will be an hour in length and provide the client with a time for highlighting necessary changes or potential upgrades. 
• Access to design professional – MuniGuides is hosted and staffed by design professionals who are ready to help interpret or discuss your design guidelines. We offer clients a total of four (4) hour’s worth of discussions per calendar year. No roll over hours will be provided. Clients will be given access to our staff’s Calendly schedule where scheduling for the call can be arranged. 

Given the included services outlined above, provided below is the pricing for MuniGuides. Please note that a 5% discount is offered for a one-time yearly payment. 

Often our clients need additional hours of consulting, rounds of guideline edits annually or additional on-site visits. Outlined in charts outlined below are the fees for additional services that are above and beyond those included in the annual pricing.  All "additional services" will be billed on a “net 30” account with the client. If these additional services are included in the annual contracting, special pricing is available and can be negotiated. 

• MuniGuides retains the property and intellectual data of design guidelines created for any community. 
• If a community decided to terminate their contract, or not extend their contract after completion date, design guidelines can be sold to the community for a negotiated price
